Everett Home Prices Hold Above $850,000 Median as June Sales Data Emerges

EVERETT -- A 16-transaction month in Everett recorded a wide spread between its highest and lowest disclosed prices, with the top sale at 77 Swan St. topping $1.3 million while a condominium unit changed hands for $260,000.

The 16-transaction volume suggests a moderately active month for a mid-sized city, though the high share of undisclosed prices — eight of 16 — limits how fully the period's market conditions can be characterized.

  • The month's highest recorded transaction was 77 Swan St., which sold June 8 for $1,340,000; A Swan LLC conveyed the property to Hoang Nguyen and Anh Le. A property on Sycamore Street came in second: 53 Sycamore St. sold June 12 for $950,000, with Silvana Valeri and Carla Valeri Boudreau as sellers and Marino E. Perez Salazar as buyer. Two sales tied at $850,000: 105 Summer St. closed June 2 at that price, transferring from Jose C. Arevalo and Madel Sagrario Arevalo to Basilio de Jesus Garcia and Reyna Guadalupe Umana; and 11 Hampshire St. sold June 5 for $850,000, from Robert E. Jordan to Kenneth Cochran. A second $850,000 sale recorded June 12 lacked a street address in the available deed data and is listed as an Everett transaction from Kevin J. Downey to Dennis J. and Jennifer M. Moynihan; price not further detailed.

  • Glendale Avenue and Glendale Street each recorded a transfer involving Fazio Enterprises Inc. as seller — 33 Glendale Ave. Lot 25 and 132 Glendale St. — both conveyed to separate LLCs with prices not disclosed, representing the month's only visible cluster of related transactions on adjacent streets. Among priced sales, three fell in the upper tier above $850,000 (Swan St., Sycamore St., and Summer St.), two landed exactly at $850,000 (Hampshire St. and the address-unspecified Moynihan purchase), one fell in the $500,000–$700,000 range (Richdale Ave. at $620,000 and Wyllis Ave. at $535,000), and one fell below $300,000 (12 Hamilton St. Unit 8 at $260,000).
