Everett Prices Show Split as Three of Seven June Sales Exceed $1 Million

EVERETT -- Three of seven disclosed-price sales recorded in Everett during a four-week stretch ending July 11 crossed the $1 million mark, with the month's top transaction at 121 Cottage St. reaching $1,360,000 and anchoring a period median sale price of $950,000.

MARKET OVERVIEW

Thirteen deeds were recorded in Everett between June 12 and July 11, 2026. Seven carried disclosed sale prices, ranging from $610,000 at 6 Hadley Court to $1,360,000 at 121 Cottage St., with a median of $950,000 among priced sales. The six remaining transfers listed no consideration amount; in each case the grantor and grantee share a surname or the conveyance names a living or irrevocable trust, patterns consistent with estate-planning or family transfers rather than open-market sales. Because fewer than half of the recorded deeds reflect disclosed purchase prices, the figures below apply only to the seven transactions with stated consideration and should not be taken as a complete picture of the period's sales activity.

TOP SALES

The period's highest-priced sale was 121 Cottage St., which recorded June 17 at $1,360,000. Sellers Maya Patel and Mayaben Patel transferred the property to buyer Jose E. Argueta.

83 Pearl St. followed at $1,290,000, recording June 16. Seller Pearl Street Realty LLC conveyed the property to buyers Jyoti Rai and Rogina Gurung.

5 Mason St. recorded June 18 at $1,165,000, with sellers Michael Ramirez and Martha L. Ramirez transferring to buyer MKE Properties LLC.

53 Sycamore St. rounded out the upper tier at $950,000, recording June 12. Sellers Silvana Valeri and Carla Valeri Boudreau conveyed the property to buyer Marino E. Perez Salazar. That sale also represents the period's median price.

The fifth-highest disclosed transaction was 48 Bettinson Ave., which sold June 16 for $720,000. Stephen Cralcev and Jamile Cralcev were the sellers; Phay Ung and Phuong Dang the buyers.

NEIGHBORHOOD BREAKDOWN

No two priced sales in this dataset share a street name, so geographic clustering was not apparent for the period. Viewed by price tier, three of the seven disclosed sales fell above $1 million: 121 Cottage St. ($1,360,000), 83 Pearl St. ($1,290,000), and 5 Mason St. ($1,165,000). One sale fell in the $750,000–$999,999 band: 53 Sycamore St. at $950,000. The three sales below $750,000 were 48 Bettinson Ave. ($720,000), 18 Woodlawn Ave. ($700,000), and 6 Hadley Court ($610,000). The split, three transactions above $1 million and three below $750,000, reflects a bimodal distribution among this period's disclosed sales, with little activity in the mid-range.

MARKET NOTES

Three of the 13 recorded deeds involved LLC buyers or sellers. MKE Properties LLC acquired 5 Mason St. for $1,165,000; Hadley Court LLC acquired 6 Hadley Court for $610,000 from Richard A. Costanza and Dorothy A. Costanza; and Pearl Street Realty LLC appeared as seller at 83 Pearl St., which fetched $1,290,000. LLC involvement in three of seven priced transactions was among the more notable patterns of the period's deed activity.

Of the six undisclosed-price transfers, several show clear estate-planning characteristics. Jean Jean Robert conveyed 22 Belmont Park into the Jean Robert Jean Living Trust on June 17; Sandra Rago transferred 35 Beacon St. into the Sandra Rago Family Trust the same day; and a third trust formation involving the Cristina P. Bizarria Family Irrevocable Trust was recorded without a street address in the dataset. Two additional transfers involved shared surnames between grantor and grantee: 34 Clark St. (Lemus Morena to Gabriel O. Ponce Lemus and Orlando Ponce Orellana) and 20 West St. (Joann M. Russo and Brenda M. Perreault to Roseann M. Russo). A sixth undisclosed transfer at 28 Shute St. moved from Jose M. Bizarria and Cristina P. Bizarria to Jose M. Bizarria alone, suggesting a change in co-ownership structure. The $700,000 sale at 18 Woodlawn Ave., from the Marino Family Trust to Peter L. Marino and Lauryn Marino Eaton, disclosed a price but also reflects shared family names between grantor and grantees.
